What is the Section 8 Housing Choice Voucher Program?

The Housing Choice Voucher Program provides income eligible families and individuals with rental assistance that that your housing will be affordable. You find an apartment which meets your needs in the community. If the landlord agrees to participate in the program, the rent is reasonable and the apartment meets HUD Housing Quality Standards, the Housing Authority pays a portion of the rent directly to the landlord. You pay the balance of the rent and your utility costs. Most participants pay between 30% and no more than 40% of their income for rent and utilities.

Rental assistance can be used in a variety of rental housing situations, including single family homes, multi-family apartment buildings, mobile homes, single room occupancy, group homes and shared housing.


Who is Eligible for the Program?

Famillies, elderly and disabled individuals whose income falls within the income guidelines qualify for the program. Click here for the current income limits.


Is there a Waiting List?

As there are a limited number of Section 8 vouchers available, most applicants will go on a waiting list. The program is not an emergency housing program. The wait for assistance varies, but can be up to a three year.


Are there any Special Section 8 Programs?

Yes, there are a number of special programs for which you may qualify and for which the waiting list may be shorter.

The Family Unification Program promotes family unification by providing rental assistance to families for whom the lack of adequate housing is a primary factor in the separation, or threat of separation, of children from their families.

The Mainstream Housing Program provides rental assistance to families in which the head of household or spouse is disabled and under age 62.

The Designated Housing Program assists single, disabled individuals under 62.

The Project-Based Program provides rental assistance attached to specific apartments in a number of the larger and newer affordable housing developments in the community.
